Neighborhoods

  • Kimball Junction

    Kimball Junction is considered the gateway to Park City. If you exit off I80, you will connect to 224, which will take you through Park City. In Kimball Junction, you will find many condominiums, all within walking distance of all the stores, groceries, cafes, and bars.

    There are many full-time residents, but it is also a great area for investment seekers. It is home to the Basin Recreation Center, which is the ultimate fitness center that offers classes, swimming, and several indoor sports for all ages.

  • Bear Hollow

    Bear Hollow Village and the Cove at Sun Peak are planned communities comprising condominiums, townhomes, and single-family homes. Many condominiums are at a reasonable price point.

    This area is essentially at the base of the Utah Olympic Park. This park is where many skiers, divers aerialists and athletes train. You can also participate in bobsledding, rope courses, and inter tubing.

  • Sun Peak

    Sun Peak is a hilly neighborhood with great views. Residents get to enjoy the amenities of a clubhouse, with a pool and tennis courts. You will see both smaller cottages and larger homes with incredible views of Park City and the Canyons Ski Resort. This neighborhood has beautiful views and is close to Rob’s Trail, a great hiking and biking spot.

  • Summit Park

    Summit Park is located right between Park City and Salt Lake City. It is known to get a lot of snow in the area. It is a hilly neighborhood with several trails for biking, hiking, snowshoeing, and wildlife. It is a central location between Salt Lake City and Park City. There are a plethora of homes and condominiums. Many of the homes in this area have a very cabin feel. Some are more rustic than others, and you can also find remodeled homes mixed in between.

    There are many full-time residents, but it is also a great area for investment seekers. It is home to the Basin Recreation Center, the ultimate fitness center that offers classes, swimming, and several indoor sports for all ages.

  • Jeremy Ranch

    Jeremy Ranch is a community of homes off of I80. This is the exit before Kimball Junction coming up from Salt Lake City. Its location is wonderful for commuters. This is not a gated community but does include the Jeremy Ranch Golf and Country Club. It is an Arnold Palmer and Ed Seay-designed course. There is dining at the Country Club, but no swimming. It is a beautiful area with many trails for hiking and biking.

  • Pinebrook

    Pinebrook, like Jeremy Ranch, is a great area for commuters. It is located virtually across the highway from Jeremy Ranch. It is one of the first neighborhoods you will reach coming up I80 from Salt Lake City. You will find both single-family homes and condominiums in this area. There are several extensive trail systems, some that are private, with great big pine trees.

  • Silver Springs

    Silver Springs is an area known for its lakes and is another flat area. There are two small lakes that you can recreate. No motorboats are allowed, but you can canoe, paddleboard, or ice skate in the winter. Many properties on the lakes offer amazing views. Not all homes are on the lake. However, it is a wonderful flat neighborhood with a convenient location close to Kimball Junction.

  • Old Ranch

    Located a few minutes from Kimball Junction. You will find mainly single-family homes. Old Ranch Road has big lots and ranches with incredible views. Many of these homes are equestrian lots with horses. However, many subdivisions within this neighborhood have smaller properties. This area is generally pretty flat. Willow Creek Park is a flat walkable subdivision with a fenced dog lake and play area. It has tennis, pickleball, basketball, trails, playgrounds, and a volleyball court. Also, in the area, there is a lot of open space near the Swaner EcoCenter Preserve, where no homes will be built. Trails throughout connect in all directions to Old Town and Kimball Junction.

    This area is essentially at the base of the Utah Olympic Park. Many skiers, divers, aerialists, and athletes train in this park. You can also participate in bobsledding, rope courses, and inner-tubing.

  • Canyons Village

    Located at Canyons Park City Mountain. Here you will find a plethora of condominiums in Canyon Village. There are many fractional situations you can buy into as well. The Canyons mountain now connects to the Park City Mountain. You can ski from one side to another, and shuttles are from the Canyons to the Park City Mountain side. There are more condominiums than homes in this area. There are many restaurants and shops up by the Gondola, with several new buildings under construction.

  • Park Meadows

    Home to the Park Meadows Country Club and The Park City Municipal Athletic and Recreation (MARC). The country club has a wonderful pool, social club, and golf course. The MARC is a fitness center with classes, two pools, tennis courts, a rock wall, and a pickleball. Park Meadows is a master-planned community that offers private homes, condominiums, and small ranch properties. This is a central location close to Old Town, the highways Kimball Junction, and the ski mountains. There are many dirt and paved paths for hiking and biking. It is a wonderful neighborhood with both flat and hilly landscapes.

  • Thaynes Canyon

    This gorgeous neighborhood is tucked behind the big white McPolin Farm on 224. Many skate and cross-country ski trails run through the neighborhood and the Park City Golf Course. This is located very centrally. Close to the Park City Mountain and easily accessible. Here you will find both established homes and condominiums.

  • The Colony

    The Colony at White Pine Canyon is a premier gated community with very large homes and lots. Many of the homes are ski in - ski out. This is a hilly neighborhood and mountainous. Many of the lots are over 4 acres in size. The trees and the views in every direction are incredible. This is definitely a luxury area, and many homes are ski-in and ski-out.

  • Park City Heights

    This masterplan development is in Park City, just off I80 and 40. There are both condominiums and single-family homes. Some of the homes are considered affordable housing and have deed restrictions. There is a clubhouse with pool, a park, direct access to the Rail Trail and all sorts of biking and hiking paths. This is a newer development with a modern mountain feel. Because the homes are newly built, they have a modern feel. Being close to the highway could be advantageous for commuters.

  • Old Town

    I like to think of Old Town as the original mining town of Park City. You have many small lots with colorful homes next to one another. It sits next to the Park City Mountain Resort, and a ski lift directly from Main Street will take you up to the mountain. In this neighborhood, you can walk to restaurants, cafes, shops, music venues, and the library. This is considered the downtown of Park City. Most nightlife and bars are located on Main Street. Old Town has a great quant feeling with its historical buildings mixed with newer builds.

  • Deer Valley

    Deer Valley is home to one of the most prestigious ski resorts. The mountain offers world-class skiing and luxury services. In the summer, you can enjoy all sorts of trails for mountain biking and hiking, and there is a wonderful golf course. Some homes and condominiums are ski-in-ski out or close to the ski resort. Many of the condominiums offer shuttle service to the mountain.

  • Silver Creek

    Silver Creek is on the outskirts of town just north of the I-80 and US Route 40 interchange east of Kimball Junction. It is an easy commute to Salt Lake City and is easily accessed to the highways. However, you are a little removed from town, close enough to shops, Old Town and Kimball Junction. Many horse properties and many new developments are located in this area. It is a place to live with wide open spaces, large lots, and wonderful views of the Wasatch Mountain Range. Except for some small lots at the entrance to the subdivision, most lots range from 2.5 acres and up. You can find anything from a townhome (new builds), a small mountain cabin, or a large horse estate. Some trails connect to the Glenwild Trail system, which allows for biking, hiking, and horseback riding. There are beautiful views of the mountains with wide open fields.

  • Promontory

    Promontory is a private community consisting of over 7200 acres. It is a gated community which boasts two world-class golf courses. A membership to Promontory includes several amenities. There are multiple restaurants. The Shed is essentially a restaurant and play area for families of all ages. The Shed has a theatre, basketball, pool tables, bowling… etc. The Ranch Club Spa offers a variety of massage and spa treatments. A large fitness center and several trails run throughout the community. There is tennis and many kid programs. You will find many second homeowners in this community, but more recently, it has become a place where many reside as full-time residents. There are lots for sale and several soon-to-be new builds. The amenities are expanding as well. Soon, there will be a rock wall, zip-lining, a new state-of-the-art gym, a new golf course, a fly fishing academy, an indoor track, and a pickle ball.

  • Glenwild

    Glenwild is a gated community and is located right near I80. Home of the Glenwild Country Club, which offers a fabulous Tom Fazio golf course, pool, spa, fitness center, dining, and camps for kids in the summertime. It is a beautiful community with great homes. Many trails are running throughout. You can also find condominiums in lower Glenwild, mainly consisting of outstanding homes with incredible views. There are less than 200 homes in this community.

  • Trailside

    Trailside is a combination of several beautiful and distinct neighborhoods all near trails, schools, Kimball Junction and the highway. It is a great area if you are a commuter. Trailside Park offers ramps and jumps for mountain bikers and has a skate boarding park. Many of the biking and hiking trails connect to Round Valley. Also, there are several parks, athletic fields, and Trailside Elementary. Highland Estates, within Trailside, has a more rural feel, and many have large lots that are great for equestrian opportunities.

  • Tuhaye

    Tuhaye is located about 15 minutes from downtown Park City. The Tuhaye Community is part of the Talisker Club. There are many amenities. There is an 18-hole golf course, fishing in the Jordanelle Reservoir, a clubhouse, a pool, and a full-service spa. The setting is gorgeous, with mountains and lakes in your backyard. You will find both rustic and modern homes in Tuhaye. Many have great decks and porches with amazing views.

    This area is essentially at the base of the Utah Olympic Park. Many skiers, divers, aerialists, and athletes train in this park. You can also participate in bobsledding, rope courses, and inner-tubing.

  • Red Ledges

    Red Ledges is in Heber City, Utah, about 20 minutes from Park City. New homes are still being built in this area. It is considered a master-planned community with a Jack Nicklaus golf course. Soon there will be a tennis center with hard and soft indoor and outdoor courts. Many trails throughout the community are used for biking, hiking, and horseback riding. You will find snowmobiling, snowshoeing, and cross-country skiing in the winter. Soon there will be an equestrian center, as well.

    If you own in Red Ledges, there will be a private chalet at Deer Valley for your use. And, it is planned to have a golfing school as well. If you reside in Red Ledges, you can have a lifestyle membership and/or a golf membership. This will allow access to the club amenities, such as tennis, a swim club, fitness facilities, a spa, a ski lodge, an adventure cabin, a kid’s camp, and clubhouse dining. There will be only 400 golf memberships, and there will likely be 1,200 residents. This means not all will have a golf membership.

  • Heber

    Heber Valley is about 20 minutes south of Park City proper. Heber City is a gorgeous community with homes, condos, and breathtaking views of the Wasatch Back's Mount Timpanogas. It is a 20-minute drive to Deer Valley Ski Resort and close to the Jordonelle Reservoir. Heber is growing very quickly. With the Mayflower Ski Resort nearby, I expect this area to grow greatly. There are golf, trails, dining, and shopping, all with a small-town feel. Pricing is typically more affordable than in Park City.

  • Victory Ranch

    Victory Ranch is 25 miles southeast of Deer Valley and Park City, Utah. A lot of the land is a wilderness preserve. Part of the Upper Provo River is for the exclusive use of Victory Ranch members. You will have incredible views of the Wasatch Back and Uinta Mountains. As one of the lowest-density communities, Victory Ranch offers space and solitude you may not find at similar members-only developments in the Park City area like Promontory, Tuhaye, Empire Pass, Red Ledges, or Glenwild. The amenities in Victory Ranch include a gorgeous 18-hole Rees Jones-designed golf course, 4 miles of private access to world-class fly fishing (as well as stocked fishing ponds on site), a community clubhouse with a year-round pool and fitness center, miles of mountain biking trails, a shooting facility, riverside dining at the Freestone Lodge and lounge, and a host of kids activities. There is a ski-in ski-out club in Park City that only members of Victory Ranch can use. There are many types of homes within this community. Several are custom-built.

  • Kamas

    Kamas is about 10 minutes east of Park City. This growing, quiet area has gorgeous views and a small-town feel. Within Kamas are several smaller neighborhoods, such as Francis and Marion.

    You will find large ranch and cabin-style homes throughout the area. If you plan to build, there is also more property and land for sale. This community is about farms, pastures, and space. Many residents of the Kamas Valley enjoy the quiet but also love that they are very close to Park City.

  • Midway

    Midway is a great quaint town that is growing quickly. It is off the beaten path but has a wonderful old-town feel. There are many old and new homes offered in this neighborhood. There are great restaurants, shops and cafes. Trails, golfing, and camping are right outside your door. Midway is very close to Heber Valley and is a wonderful quiet community. You definitely get a small-town feel in this area.

  • Timberlakes

    Timber Lakes is a gated mountain community seven miles east of Heber City. This special community has stunning views of the Wasatch Back Mountains and Timpanogos. There are over 30 miles of maintained gravel roads in Timber Lakes, with lots averaging approximately an acre in size.

  • Woodland + Francis

    Woodland and Francis are located just outside of Park City. There are many unique homes and more open space than you will find in Park City. Wolf Creek Ranch, in Woodland, is a gated community with huge lots and tons of trails. Francis is a smaller town, but with the beautiful landscapes, you can’t go wrong in either quiet community. These locations are very close to the Jordanelle Reservoir.

  • Coalville + Wanship + Hoystville

    Coalville, Wanship, and Hoytsville are the eastern portion of Summit County. These towns have a small-town feel. Many people come to these areas to escape Park City's growth. You will find open space and land in these areas.
